Home Renovations, need help with house plans - 6/23/2008 4:03:10 PM

We have a house plan drawn out, and we have the actual "picture" of what the house will look like. Hubby drew it, but between the two of us, we can't get the angles quite like. If I post the picture, is there someone with artistic ability who can alter the drawing to look right?? Here is the drawing of the house and Here are actual dimensions Is there anyone who can help?

There is a lot more to designing a house than just the angles, can you have an architect look over your plans? You have to have the right codes and tons of little details that an architect would know how to do.

Hubby's father, my FIL, is the contractor, and he can build from these, he knows the codes etc. I'm just looking for a prettier picture when we go for our building permit. We just couldn't get the angles on the roof quite right, and they told us for the building permit we can draw it ourselves, there's no need to spend $600 on plans that he'll never look at.

My only advice is to budget 25% more than you think you need, and put together your electrical service wish-list before you do anything else.

You will need more than a sketch of the outside in order to get a building permit and build the house. Where will you put the interior walls, doors, plumbing, electrical outlets, etc.? You may be better off buying a set of pre-made plans from a company who specializes in selling plans. The cost will be less than custom made plans and you could still make adjustments, if needed. I would encourage you to consider universal design when planning your home. That is, if a member of your family becomes ill, infirm, or disabled and needs to use a wheelchair, it is very difficult to retrofit a house. It is much easier to build disability friendly features into a new home. These are not necessarily even noticeable but include features such as wider doorways (32" instead of 28" or 30"), level entries, slightly lower light switches, slightly larger bathroom, and bedroom on the main floor, etc. Peace, Anne

Ok, maybe I didn't explain myself well enough in my original post. We have a house now, it's 16' x 72' We live in it, there is already electrical, plumbing, walls, etc. I guess I forgot to mention that we're not starting from scratch. We are lifting the house, putting in a basement, putting the house back on the basement and adding a piece on the front 16' x 50' We have the complete plans drawn up already, the contractor has them, everything is a go. We will be taking those also when we go to the Planning Commission, I just didn't include them here. All I want to do is touch up that sketch, I was hoping somebody here was artistically inclined, or maybe even Paintshop inclined who could edit my skimpy drawing.

That drawing isn't so bad... I could build off that too. I'd say make the gable over the door a little larger and take it higher up in the roof line, but not as high as the main gable, to make it more appealing. Then maybe add decorative gable vents, and possibly use the cedar shake looking concrete siding.

I would suggest that you change the angle of the roof on the drawing so that all lines are parallel to the roof lines above the garage (the furthest right). Specifically, the roof line that has the hydro pole in front of it needs to be parallel to the roof line above the garage based on your dimensions. Otherwise it appears as though the area is more rhombus shaped than it is rectangular.
